Manager/Supervisor
Job Description:
UnionMain Homes is looking for a Purchasing Manager to join our growing Atlanta team. As a key component of this team, you will be responsible for the company’s Purchasing functions, low cost pricing and awarding supplier contracts. Additionally, you will work with subcontractors and suppliers on purchasing materials and maintaining accurate contracts.
Responsibilities include:
- Develop and manage trade contractor relationships.
- Vendor selection and management.
- Manage procurement in the most cost-effective manner.
- Read and thoroughly understand residential blueprints.
- Providing field operations and sales force with required reliable materials and products.
- Interact directly with contractors on current conditions and on all changes.
- Gross margin analysis.
- Takeoff analysis.
- Negotiating lower or lowest pricing.
- Managing consistent takeoffs.
- Manage the development of and updates to community options books with pricing, specs, and photos.
- Completion of major projects.
- Managing multiple and changing priorities.
- Foster professional development of purchasing team through regular meetings, growth reviews, coaching and communication.
- Hiring and training of purchasing staff as needed.
The Successful Applicant:
The successful Purchasing Manager must have a significant track record of working within the single family and homebuilding environment ideally for a Production Home builder. Alongside this you must possess:
- Bachelor’s degree in Business, Construction Management, Civil Engineering, or related degree required.
- Minimum of five years in construction purchasing management, to include estimating, construction, negotiation, purchasing, accounting, supervision responsibilities required.
- Experience in entry level home production in the Atlanta market required.
- Ability to read and analyze on and off-site blueprints and understand relevant reports (i.e. grading, sewer and water, architectural CDs).
- Experience of scheduling, cost v budget analysis, cost projection and proforma writing.
- Good computer skills essential with experience in Excel and Hyphen Solutions / BRIX and/or other CRM Databases.
- Excellent negotiation skills.
- Self-directed with disciplined work habits and strong organizational skills.
- Readily adaptable to change.
